How it works

From first enquiry to a steady routine

A structured start means nothing about your property lives only in someone’s head.

01

Assessment

We go through the property with you — in person or by video — and agree what it needs, how often it should be visited and what the service will cost.

02

Visit plan

Keys and access, meters, alarms, shut-off points and any community rules are documented and agreed before the first visit, so nothing depends on memory.

03

Visits & checks

We attend on the agreed schedule, work through the checklist, air the property, and deal with anything small that needs doing. Anything larger comes to you first.

04

Report & review

After every visit you receive a written condition report with photographs. We review the plan with you as the property and the seasons change.

What you decide

You stay in control of the property

Three things are always yours to set: how often we visit, what we are allowed to spend without asking, and who we speak to. Everything else is us keeping the routine you agreed.

  • Visit frequency — weekly, fortnightly, monthly or seasonal
  • A spend threshold above which nothing is carried out without your approval
  • Whether repairs are quoted first and approved by you in writing
  • Who we copy on reports, and in which language we write

The report

What arrives after every visit

A written condition report, with photographs, covering what was checked, what was found, what was done and what we recommend next. It is written to be read quickly and passed on without rewriting.

A report records the condition of the property on the day of the visit. It is not a survey and not a guarantee of condition.
