Who we are

One point of contact for a home you are not living in

Leaving a home empty is the easy part. Keeping it sound is not — from another country, in another language, through trades you have never met.

TRICUB3 is set up to close that gap. We look after unoccupied houses, apartments and holiday properties across Europe on a regular schedule: checking the building, keeping air moving through it, dealing with the small practical things and telling you plainly what we found. One contact, one schedule and one written report — whether the property is waiting for you, let out, or simply standing empty for the season.

What we do

Everything a home needs when nobody is there

Take the whole service or a single part of it. Most owners start with regular visits and add the rest as the property asks for it.

01

Scheduled visits

We attend on an agreed frequency, walk the property inside and out, and record what we see.

02

Condition & safety checks

Doors, windows, shutters, locks, meters and the outside fabric — checked against a fixed list.

03

Ventilation, damp & leaks

Air the rooms, watch for moisture, staining and drips, and catch the slow problems early.

04

Cleaning, garden & small repairs

Basic cleaning, garden coordination and minor repairs arranged with vetted local trades.

Where we work

Across Europe, planned around your property

We look after empty homes anywhere in Europe, and we plan the visits around what the building actually has to survive — not around a shop window.

A villa terrace

Warm-climate homes

Villas and apartments where sun, salt and heat do the damage: shutters and awnings, irrigation, pool and terrace upkeep, and the humidity that builds in a closed room.

An alpine holiday apartment

Cold-climate & seasonal homes

Houses and holiday apartments that stand closed through winter: frost protection, snow load, heating and pipe checks, and preparing the property before and after the season.

Properties we look after

A care plan for every kind of home

A villa

Houses & villas

Whole-building care for a family home left empty between visits: inside and out, garden included.

Visits, checks, ventilation, garden coordination

An empty apartment interior

Apartments

Care for flats and apartments where the shared building matters as much as the flat: access, meters and community rules.

Access, damp checks, meter reads, cleaning

A holiday apartment

Holiday homes

Seasonal care for a second home that stands closed for months at a time, opened and aired before you arrive.

How we work

From first enquiry to a steady routine

A structured start means nothing about your property lives only in someone’s head.

01

Assessment

We go through the property with you — in person or by video — and agree what it needs, how often it should be checked and what it costs.

02

Visit plan

Keys, access, meters, alarms, shut-off points and community rules are documented and agreed before the first visit.

03

Visits & checks

We attend on the agreed schedule, work through the checklist, air the property and deal with anything small that needs doing.

04

Report & review

After every visit you get a written condition report with photographs; we review the plan with you as the property changes.

Why owners use us

The value of an empty home is decided by who is watching it

Most of what goes wrong with a property nobody is living in is small and slow: a leak that is never reported, a damp patch that spreads through a winter, a job that never quite gets finished. By the time it reaches the owner, it is expensive.

We are set up to catch those things early — on a fixed schedule, with one accountable contact and written records of everything done to the building. A condition report is a record of what we found on the day; it is not a guarantee of condition, and we do not describe it as one.

  • A named contact who knows your property, not a ticket queue
  • Scheduled visits with photographs, not only when something is reported
  • Vetted local trades with agreed rates and warranty follow-up
  • Maintenance carried out only with your approval
  • Records kept in a form you can hand to an insurer or a notary
  • Updates in English, written plainly

Our commitments

What you can hold us to

Nothing is spent without your say-so

Above an agreed threshold, no work is instructed until you have approved the quote in writing.

We do not take supplier commissions

You see the contractor’s invoice as issued. Our fee is our fee, and nothing else.

We visit when we say we will

The schedule we agree is the schedule we keep, and if a visit ever has to move, you hear it from us first.

Questions

Before you get in touch

Talk to us · service@tricub3.com

Which properties do you look after?

Unoccupied houses, apartments and holiday homes — whether they are waiting for an owner, let out, or standing empty for a season. We care for private homes, not commercial premises.

How often do you visit?

The frequency is agreed with you and set by the property: weekly or fortnightly for a home that needs watching closely, monthly for a property in good order, or seasonal for a holiday home that is closed for part of the year.

What do you check on a visit?

A fixed list covering access and security, doors, windows and shutters, the outside fabric, meters and services, and the interior for damp, leaks and anything out of place. We air the property as part of the visit.

How do I know what you found?

After each visit you receive a written condition report with photographs. It records what we saw and what we did; it is a record, not a guarantee of the property’s condition.

How are repairs handled?

We arrange minor repairs through vetted local trades. We obtain a quote first, and work above the agreed threshold is only instructed once you have approved it.

What does garden maintenance include?

We coordinate the garden — grass, hedges, irrigation and seasonal work — through local gardeners, and report on what was done. We do not run our own grounds team on site.

How is the service priced?

By the property and the visit frequency you choose, quoted in euro (€). We agree the rate with you before anything starts; there is no charge for the first conversation.

Which areas do you cover?

We look after properties across Europe. Tell us where the property is and we will confirm what we can arrange there.

Tell us about your property

A short conversation is usually enough to say what it needs and what it would cost to run. There is no charge for the first conversation.
