Services
Property care, one part at a time
Take the whole service or a single part of it. Each service below can stand alone or be combined into a care plan built around your property.
Property visits & condition checks
A scheduled visit to an empty home, working through a fixed checklist: access and locks, doors, windows and shutters, the outside walls and roof line from ground level, meters and services, and the interior room by room.
Each visit produces a short written record with photographs, so you can see the property as we saw it rather than take our word for it.
Visits are scheduled, not continuous cover. This is property care, not a security guarding service.
Ventilation, damp & leak checks
A closed house holds its moisture. We open the property up on every visit, move air through the rooms, and look for the slow signs: damp patches, staining, a swollen skirting, a drip under a sink or a stain on a ceiling.
Anything that needs attention is photographed and reported, with a note on how urgent it looks.
Basic interior cleaning
Light housekeeping to keep an empty property fit to walk into: floors, surfaces, bathrooms and kitchen areas, and a general airing of the rooms.
This is routine upkeep, not a deep clean or a post-let changeover service.
Garden maintenance coordination
An unwatched garden becomes an obvious signal that a house is empty. We coordinate the garden through local gardeners — grass, hedges, irrigation and seasonal work — and check that the work has actually been done.
We arrange and supervise; we do not run our own grounds team on site.
Arranging minor repairs
When something needs fixing, we arrange it through vetted local trades. You receive a quote before work begins, and anything above the agreed threshold waits for your written approval.
We do not take a commission from suppliers, and we do not carry out building works ourselves.
Security & access checks
Every visit includes the basics that keep a property from advertising its emptiness: locks and latches, shutters and blinds, alarm status if there is one, and post or deliveries building up at the door.
Regular checks and prompt reporting, not a manned guarding service.
Condition reports & updates
After each visit you receive a written condition report with photographs: what we checked, what we found, what we did and what we think needs attention next.
Reports are written to be passed on — to an insurer, a notary or an accountant — and they record the property’s condition rather than guaranteeing it.
On a visit
What a routine visit actually looks like
Photographs are taken as we go and attached to the written report, so the record matches what the property looked like on the day.
